Ontario land transfer tax
Provincial tax, the Toronto municipal tax if you're buying in the city, and the first-time buyer rebates.
How it's calculated
Ontario charges land transfer tax on a sliding scale: 0.5% on the first $55,000, 1% from $55,000 to $250,000, 1.5% from $250,000 to $400,000, and 2% above $400,000. On residential properties with one or two single-family residences, an additional 0.5% applies above $2,000,000.
Toronto charges its own municipal land transfer tax on top. It mirrors the provincial brackets up to $2,000,000, then steps up sharply on homes above $3,000,000, reaching 8.6% at the very top. Those upper brackets were last changed on 1 April 2026.
First-time buyers can claim a provincial refund of up to $4,000, and in Toronto a municipal rebate of up to $4,475. Both require you to be 18 or over, a Canadian citizen or permanent resident, never to have owned a home anywhere in the world, and to move in within nine months. You apply within 18 months of closing, and your lawyer normally claims it at registration.
This is an estimate. Land transfer tax is calculated and remitted by your lawyer on closing, and eligibility rules for the rebates have conditions this calculator doesn't check. Use it to budget, then confirm with your lawyer.
Land transfer tax is only part of what you need on closing day. The closing cost estimator puts the whole picture together.
