The actual numbers
Not a claim about the future. A record of what my own listings have done.
Based on my own MLS-verified listings, 2015 to 2026. Seller-side transactions only.
What this measures, and what it doesn't
These figures cover homes where I represented the seller and where the transaction is verifiable in the MLS record, between 2015 and 2026. They do not include purchases I handled for buyers, because a buyer-side sale measures the listing agent's pricing, not mine.
Two numbers get quoted in this business and only one of them is honest on its own. The average sale-to-list across my listings is higher than the median, because a handful of homes in the 2021 and 2022 market sold well over asking and pull the average up. The median is the typical result, so the median is what's above.
The number I'd actually point at is time. A median of eleven days, across eleven years and several very different markets.
On experience
I've been doing this for about fifteen years and historically more of my work has been representing buyers than sellers. Buyer-side work leaves a much thinner paper trail, so the verified listing figures above describe a slice of the business rather than all of it.
What this doesn't promise
Past results are past results. Your home, your street, your timing and the market on the day will decide what happens, and any agent who tells you otherwise before seeing your house is guessing.
The same listings, described
Where they were, and what they were
Communities
Mississauga more than anywhere else. Then Hamilton, Milton, Halton Hills, Burlington, Oakville, Toronto and Cambridge.
Kinds of homes
Detached houses, semis, townhomes and condos, from the low $300,000s to over $2 million. No home too big or too small.
Communities and kinds of homes are from my own MLS-verified listings, 2015 to 2026. The price range covers my sales across fifteen years, for sellers and for buyers. No individual home is identified.
Recognition
Director’s Platinum, 2025

Royal LePage awards this on production for the year. I’m glad to have it.
I’d still rather you judged me on the two numbers at the top of this page, because those describe what happened to the houses. An award describes what happened to my year.
The part without a logo
Most of my business comes from referrals and repeat clients. Nobody hands you a plaque for that, and it is the thing I would actually point to.
It is a slower way to build something than chasing volume, and it is the only kind that compounds. When a family sends me their neighbour, they are putting their own name behind the recommendation. That is not a small thing to risk, and it is the closest thing to a real review this business has.
Presentation and privacy
How a home gets presented, and when it comes down
While it's for sale
Professional photography on every listing, whether or not the home is staged. A floor plan and a 3D tour as standard, and a page of its own on this site.
Once it sells
The listing comes down. The address, the photographs, the floor plan and the tour are removed from this site, not moved to a back page. It's someone else's home now.
What stays is the record at the top of this page. It tells you how my listings have done without showing you anyone's kitchen.
2375 Truscott Dr, Unit 1, Clarkson. For sale now.
Want the same homework done on your house?
I'll put the comparables together and walk you through them. No obligation and no pressure afterwards.
